Technical Due Diligence

Answering questions concerning the technical condition of the portfolio, acute risks or anticipated repair and usage costs are essential for the buying, selling or the financing of a property or portfolio.

Along with an extensive advisory service, we prepare technical evaluations of residential and commercial portfolios as well as of individual properties of any usage type. Based on site visits by expert personnel, the condition of the building is analysed and the necessary repair measures determined. In addition, we ascertain the cost of repairs anticipated for specific periods and identify technical risks upfront (e.g. regarding construction law, fire protection, legal requirements).

  • Inspection and review of technically relevant information and documents, such as building permission documentation, maintenance and audit logs, documents on historical and planned repair work, energy certificates etc.
  • Conducting technical site inspections by expert personnel (architects, building engineers, specialist planners)
  • Identification and monetary evaluation of defects identified on site and the measures necessary for their rectification
  • Presentation of the ascertained risks (construction and construction planning law, fire protection, environment, maintenance and auditing, as well as other statutory requirements etc.)

  • Preparation of technical due diligence reports for individual properties and for portfolios
  • Inspection by specialists for fire protection, structural stability, environment etc.
  • Identification / asserting of warranty claims
  • Support with negotiations during the transaction process
  • Inspection of the suitability of the property for the client (building geometry, alternative uses, extension and upgrading potential)
  • Identification of operational optimisation potential (e.g. reimbursement contracts, assessment of operator organisation)
